  • Minimum employment period of 6 months (probation passed)

  • Application form with personal credit report (2 copies)
  • Copy of National ID card
  • Copy of Thai House Registration (Tabien Baan)
  • Copy of Marriage Certificate (if applicable)
  • Copy of Name/Surname Change Certificate (if applicable)

Income verification documents

  • Latest payslips for the past 6 months
  • Bank statements showing salary deposits for the past 6 months

Bank Expense Estimate

  1. Appraisal fee of approximately 3,210 THB
  2. Stamp duty of 0.05% of the loan amount
  3. Fire insurance premium (varies based on the appraised collateral value)
  4. Mortgage registration fee at the Land Department (1% of the loan amount)

    * Under government measures, the property transfer and mortgage registration fee is reduced to 0.01% for mortgage amounts not exceeding 7 million THB per contract, valid until December 31, 2024.

  5. Credit Life Insurance / MRTA (installments payable with the bank)

Loan processing fee

  1. Loan processing fee: 2.5% of the loan amount or up to a maximum of 95,000 THB (for properties valued under 10,000,000 THB); and 1.5% of the loan amount or up to a maximum of 200,000 THB (for properties valued at 10,000,000 THB and above).
  2. The processing fee is only collected after your loan has been officially approved. Rest assured, you will not lose any money if the loan is not approved.
  3. National Credit Bureau (NCB) check fee for pre-approval: 500 THB per person.
  4. Document translation fees are charged at actual cost (if applicable). For example, hiring a government-licensed translation agency to translate multiple pages into Thai with certified stamps typically costs around 4,000 – 5,000 THB per applicant.
