Loan applicant qualifications.

  • -Thai nationality.
  • -Age 21 years (Completed)
  • to 70years
  • -Monthly income of 40,000 but or more (before deducting taxes and expenses)
  • Minimum work per
  • -6 months later (or pass probation period)

Co-borrower

(Of there is a case where the loan amount excoods 70%)

  • -Thai nationality
  • -Age 21 to 72 years.
  • -No income or work required.
  • -Must be a family member only [father, mother, husband, wife, child or sibling)

Identity verification documents

  • Application form with two copies of your credit report
  • Copy of ID card
  • Copy of The house registration
  • Copy of marriage certificate (if any)
  • Copy of name and sumame change certificate (if any)

Income verification documents

  • Latest pay sip for the past 6 month’s
  • Salary
  • statement for the past 6 months
  • Tax Return 1 year
  • Pansion or savings account (any)

Collateral Documents

1..Purchase and sale contract (signed by buyer and seller)
2.Front and back of the collateral land title deed (all pages)
3.In case of redemption from other financial institutions

  • Land purchase contract (T.D.13)
  • Loan agreements and mortgage agreements from the original financial instituiona
  • Loan agreements and mortgage agreements from the original financial instituiona

4.In the case of building a house

  • Building permit
  • Permitted construction plans and materials list
  • Construction contract or quotation from the contractor
  • Land purchase contract (in case of land purchase loan)

Bank Expense Estimate

1. The assessment fee is approximately 3,210 baht.
2. Stamp duty 0.05% of the loan amount
3. Fire insurance is based on the collateral valuation
4. Land Department mortgage registration fee 1% of the loan amount
*According to government measures, the transfer and mortgage of real estate has been reduced to 0.01% of the loan amount for a mortgage amount not exceeding 7 million baht per contract until December 31, 2024.
5. Life insurance for loan protection (installments with the bank)
